Marketing
Marketing is key to successful rentals. Tailored knows our owners are all about return on investment, which is why we provide an expert market analysis for each property and closely monitor pricing changes in the region. Expert marketing is about more than pricing, it’s also about making sure your home shows and glows. We go the extra mile and use professional photographers who know how to make your home look its best and we make sure your property shows up where tenants are looking.
Tenant Screening & Placement
We treat your house like it is our own and we don’t let just anyone come into our homes! To protect your asset and maximize your ROI, we conduct an extensive 12-point screening on all tenants, which starts by making sure prospective tenants only tour your home if accompanied by us or a licensed agent. Once we’ve found the right candidates, we will handle everything from moving your qualified tenant into their new home, to rent collection, to handling maintenance issues.
Rent Collection
Rent is collected from residents via ACH or credit card using our secure portal. Our resident benefits package includes on-time credit reporting to encourage on-time payments. While we prefer carrots over sticks, residents who pay after the 6th of the month will be discouraged with a late penalty, which we share with our owners. We know paying you on time is important, which is why we target paying our owners by the 12th of each month via ACH.
Maintenance
We conduct inspections upon move-in and move-out that include documentation of the property’s condition and ensure all maintenance issues are addressed in a timely manner. We also conduct two walkthrough inspections annually, including one within 90 days of lease renewal to make sure that we want to offer a lease renewal and to get an early look at any make-ready work that will be required between tenants in the event of resident turnover. When maintenance issues arise, we take care of them promptly and take pain not to bother you unless the associated cost of remediation exceeds our agreed upon threshold - after all, you are paying us so you don’t have to worry!
Financial Reporting
We use industry-leading property management software, Rentvine, which includes detailed financial reporting tools. Log into your owner portal to view statements and stay in tune with how your investment is performing. Logging into software isn’t for everyone so we’ll email you a monthly statement and your 1099 end of year tax form. And we’re always a call away to answer your questions.
Eviction Protection
In the unfortunate event that a tenant needs to be evicted from your rental, we will cover the cost of a simple uncontested eviction (some restrictions apply) and ensure your investment is protected.
